This 5m x 3m Waltons Insulated Garden Room is the perfect outdoor space for your garden, and can be used for a variety of purposes. The walls used to make this building consist of two tongue and groove layers, with a 44m gap in-between that has been filled with Eco-quilt insulation to help seal the heat in during the colder months.
The roof and floor are built using 16mm tongue and groove cladding and also utilise the same Eco-quilt insulation within their construction. EPDM is used to cover the roof of this building, offering the best protection against the elements; EPDM is a rubber membrane created by Firestone (world renowned tyre brand) that offers greater protection and longevity compared to regular felt.
Each window used in this building is double glazed as standard and filled with argon, a dense gas that helps with the retention of heat during the winter. A fantastic benefit of buying on our garden rooms is that they are completely modular, you get to decide where (and how many) windows you have, and you also get to decide where the doors are placed. Internal wall? No problem. Full length window on the left side and an opening window on the other? Easy. Essentially, any configuration you want, we can provide, all you have to do is ask.
An added bonus with this Insulated Garden Room is that it does not require planning permission from the local authorities because it is under 2.5m in height. We do advise you check with your local authority to confirm this. All of our insulated garden rooms are fully installed for you as part of the price you pay, meaning all you have to do is sit back and relax whilst our installers erect your new building.
Please Note: The price of this item includes full installation of the building into your garden. A firm and level base is required for this, either made of solid concrete or concrete slabs. It is recommended that the floor of this garden room is further covered by either carpet or laminate to reduce wear on the match boards.
Please Note: These Insulated Garden Rooms are NOT pre-treated or painted. Application of wood preservative is also not part of the home installation service. In order to qualify for our 10 year anti-rot guarantee the building must be annually treated with a high quality spirit based wood preservative.
Unless otherwise stated, our buildings are supplied flat packed as DIY kits with full instructions.
Buildings with styrene windows - our styrene windows are protected using a clear film which will need to be removed after you've installed the building.
It is the customer's responsibility to follow the instructions outlined in Aftercare.
All of our buildings are delivered unpainted. The buildings are dressed for display, we don't supply any accessories or shelves featured within the product images.
Exact product dimensions are supplied on the listing as we do round off the main size of the building in order to make it easier for customers to find, so please be sure to check the item's specific measurements carefully.
All measurements refer to the exterior of the building which includes the roof overhang unless stated otherwise.
We also would recommend against arranging for a third party to install the building before it's been delivered and checked that all parts are present, as we cannot be held liable for any third party costs.

IMPORTANT: This product comes untreated, to allow the customer to finish with a colour/shade of their choice. Once installed, it will need treating as soon as possible on an annual basis in order to receive the 10year anti rot guarantee. The building also includes a 1 year manufacturers guarantee as standard.

Important - Installation is included with your Insulated Garden Room providing there is clear and suitable access. If you need to transport the building through your house then you will need to make your own arrangements prior to delivery to do this as our drivers are not insured to enter your house.
The Customer or Friend/Neighbour will need to be present to sign for the delivery. We cannot leave the item without a signature.

The building must be returned in its original, untreated, resalable condition. Until the item is collected by our courier, it's the responsibility of the customer to ensure that the building remains in this condition.
As the buildings are sold as DIY kits, we cannot dismantle on your behalf and we cannot be held liable for any third party costs. Once the building has been received by our factory, a full refund will be issued within 1-3 working days.

Applications for approval normally involve a fee, normally related in some way to the value of the development.
Where the development is more than just a simple extension, it is worth considering employing an architect to draw up the plans, submit them to the Local Authority, obtain the approval and then to oversee the work. A professional architect will have professional insurance in case anything should go wrong and should know the Local Officials and their particular foibles.
Every application for Planning Permission or Building Regulations is, to an extent, unique. While the following are general rules, it is impossible to define all the regulations applying to a specific development - Local Authorities have some thick books of rules rather than just these few pages. It is always good advice to consult your local planning/building control officers early to avoid any costly abortive work. If work is carried out without the necessary approvals, the local authority can issue an enforcement notice requiring (at best) retrospective approval or (at worst) demolition of the work completed.
Although the functions of Planning Officials and Building Inspector are separate, the two will often be found in the same building; they are normally very helpful and offer authoritative guidance.
Normally Planning Permission or Building Regulation approval is not required provided that:
• Sheds and greenhouses do not cover more than half of the area of the garden; not including the area occupied by the house.
• It contains no sleeping accommodation and the floor area does not exceed 15 square metres.
• No point is less than one metre from a boundary.
• It is not more than 3m high for a flat roof, or 4m with a ridged roof.
• Overall height from ground level to ridge must not exceed more than 2.5 metres within a 2 metre range of any boundary. A building with overall height exceeding 2.5 mtrs in height and placed within 2 metres of any boundary will require planning permission.
• Height of the eaves must not exceed 2.5 metres
• No part projects beyond any wall of the house that faces a road.
• The outbuilding is for use only by those who occupy the house.
• A Log Cabin should be more than 5 metres from the main dwelling and up to 50% of the remaining garden can be utilised with this type of building.
• No verandas higher than 30cms from ground level.
Building Regulations do state that structures built of combustible material (i.e. a wooden shed) must be at least 2 metres from the main house.
If at all in doubt contact your local authority for clarification. No charge will be made if no planning permission is required.
