The 12 x 8 Contemporary Summerhouse with Side Shed combines a beautiful summerhouse with a practical side store, ideal for housing your garden essentials. The side shed is modular and can therefore be placed on either side of the summerhouse to suit your space. With bi-folding doors that open this summerhouse into the garden, it provides the perfect spot for entertaining guests or simply sitting back and relaxing.
We manufacture this summerhouse using high quality materials to offer a premium finish. The cladding is made using 12mm Shiplap tongue and groove boards that lock together to form a strong and weather resistant panel. The roof and floor are built from high quality tongue and groove boards that create a hard-wearing and heavy-duty structure. Robust roofing felt is supplied to cover the roof, for further protection against the elements. With two full length fixed windows and three glazed doors, the interior is bright and welcoming. We use styrene glazing on this summerhouse which is a safe and shatterproof alternative to glass.
This summerhouse is supplied with robust fixtures and fittings. We offer a 10 year anti-rot guarantee alongside our standard 1 year manufactures warranty. All we ask is that you treat the building once installed and again annually, with high quality timber preservative and a waterproof top coat.
What does Dip Treated mean?
During our manufacturing process, we dip treat all our entire range of summerhouses. This involves applying a water based colourant to your garden building, protecting your summerhouse whilst it is in storage and transit. However, it is important to note that this treatment is not a preservative. Therefore, your garden building will still require a high-quality timber preservative and waterproofing top coat as soon as possible after construction.

Before purchasing your new summerhouse be sure to check the specific measurements of its size in the Specification section of the product listing. As often in product titles, we round up measurements just so it’s easier for you to find your perfect garden building.
How will my new summerhouse arrive?
Your new summerhouse will be supplied as a flat-pack DIY kit with full instructions. If you’re taking on the project yourself, be sure to check out our Self-Installation and How to Build a Shed advice pages for plenty of helpful tips.
We strongly advise if you are planning on using a third party installer to construct your summerhouse that you do not book their services until you receive are happy with your garden building. As we do not cover any third party cost in the instance of a failed delivery or a damaged item preventing installation. Please note that this summerhouse has been dressed to look its very best in our product images. Any accessories or fixtures featured are not supplied with this garden building. Also, unless our Ready Painted and Installation Service is selected all of our summerhouses are delivered unpainted.
Does my new garden shed come with any guarantees?
As standard, this summerhouse includes a 1 year Manufacturer’s guarantee, as well as a 10 Year Anti-rot Guarantee*. Just make sure to follow the product instructions and our manufacturers recommendations and your guarantee will be good to go.
What does my 10 Year Anti-rot Guarantee cover?
All of our Dip Treated garden buildings benefit from our 10 Year Anti-rot Guarantee. This will cover your garden building against fungal decay as long as the conditions of the gurantee have been followed.
These conditions include treating your new garden building with a high-quality timber preservative and waterproof top coat.Treatments of this sort should be applied as soon as your garden building has been constructed, and reapplied annually thereafter. This will enable you to maintain your 10 Year Anti-rot Guarantee and will keep your summerhouse in tip-top condition!
Please note that our 10 Year Anti-rot Guarantee does not cover your garden building from the movement of timber that takes place over time. This includes; the twisting, warping and splitting of timber.

Does my new summerhouse require planning permission?
We work hard to design all of our garden buildings to adhere to the planning permission guidelines. However, we cannot guarantee that planning permission will not be required. Therefore, before constructing your garden building we advise checking with your local authorities.
What base do I require for my new garden shed?
A flat, level base is essential when building your new summerhouse. We recommend the following bases; concrete, slab paving, ground-level bearers or a wooden frame.
Prior to building your summerhouse be sure to check your base is level in both directions. If the base of your summerhouse is not level when it is constructed it will cause the building to twist and warp with the natural movement of the timber. Therefore, it is really important to adjust your base accordingly to achieve this before constructing your garden building.

How do I care for my new summerhouse?

How do I care for my summerhouses Styrene windows?
A clear film is used to protect your Styrene windows. Once summerhouse is installed and treated this will need to be removed. This can be done by simply scoring around the edge of the window and peeling back the plastic covering inside and out.
The windows of our garden buildings are designed to fit well. However, over time due to the natural movement of the timber small gaps can occur. To prevent this from occuring make sure to seal your Styrene windows with a silicone sealant inside and out.

If a delivery date is not selected, one of our friendly team will be in touch. They will help arrange a suitable delivery date that fits your schedule.
Your garden building will be delivered using either a 3.5t, 7.5t or 18t flatbed vehicle. If you believe there may be difficulties accessing your property or the delivery location, please inform us of this prior to your delivery date.
All our deliveries take place between the hours of 7 am and 7 pm and are carried out by one of our helpful drivers.
On the morning of your confirmed delivery date, we will contact you by email or text message assigning you a two-hour delivery slot. This means that there is no need to wait in all day! We aim to meet these delivery times wherever possible. However, please be aware that unforeseen circumstances can cause deliveries to take a little longer. But rest assured, we are always working hard to keep delays of this sort to a minimum.
Also, on your confirmed delivery date, we will send over a link to the Delivery Portal. Here you will be able to track the exact location of your delivery driver.
Please note that all our deliveries are kerbside only. Our drivers are not permitted to enter your property. If you live in a terraced property, please be mindful to this.
Our delivery driver will unload your new garden building piece by piece to prevent any damage. Yourself, a friend or neighbour will need to be present during the delivery process. This is to ensure that you are happy with the building and are available to sign for the item where required.
In certain situations, we may be able to leave your new garden building in an assigned safe location. If this is a service that you require, please contact our Delivery Team on 0800 029 1000, prior to your confirmed delivery date.

The building must be returned in its original, untreated, resalable condition. Until the item is collected by our courier, it's the responsibility of the customer to ensure that the building remains in this condition.
As the buildings are sold as DIY kits, we cannot dismantle on your behalf and we cannot be held liable for any third party costs. Once the building has been received by our factory, a full refund will be issued within 1-3 working days.

Our overlap cladding is manufactured using thick panels that are nailed to vertical, internal framing with an overlapping profile. Overlap cladding is the easiest and cheapest construction method, making it a cost effective option. This type of construction is great for those looking for a secure, dry storage solution but we would encourage those looking to spend a lot of time inside the summerhouse to consider a Shiplap alternative.
Tongue &Groove Cladding
Although Tongue & Groove boards are generally used for the roof or floor, we do occasionally use this as cladding. This cladding is manufactured using 12mm tongue and groove boards that lock together and are then nailed to the vertical internalframing. This type of cladding is robust, strong and resistant to water ingress and draughts.
We manufacture our shiplap cladding using thick, 12mm tongue and groove boards that lock together and are then nailed to vertical internal framing. Featuring a protective lip, this cladding protects your building from the weather with a tight seal. This type of construction is great for those looking to spend lots of time within the summerhouse or for a more robust and strong storage solution.
Our summerhouses are dip treated during manufacture as standard. This is the process in which we apply a water based colourant for protection whilst in storage and transit. This is not a preservative therefore the building will require a preservative and waterproofing top coat application as soon after construction as possible. This is required to validate your 10 year anti-rot guarantee.

Solid sheet board is an engineered wood formed by adding adhesive and then compressing layers of oriented strands of wood to form a strong and robust panel. This material is perfect for everyday use and will form a strong base or ceiling to your building. If you require a more heavy duty flooring for holding large tools and equipment, you may want to consider upgrading to tongue and groove.
12mm Tongue &Groove Boards
Toungue & Groove boards make the perfect roof and floor for frequently used buildings as well as those that will be storing heavier items such as work benches, tools or furniture. The boards interlock to form a tight seal, helping them spread the load within the building. We'd always recommend upgrading to tongue and groove boards if you plan to spend a lot of time within the building or if you're storing heavier items.
Styrene is a lightweight product that offers a safe and shatterproof alternative to traditional glass glazing. Used as standard within our summerhouse, summerhouse, playhouse and greenhouse ranges, styrene is ideal for those with busy gardens or young children.
Natural Wood Characteristicts
As wood is a natural material it may be affected by the following:
Shrinkage & Warping
The timber used in the construction of your garden building will have retained some of its natural moisture content. The moisture content of the timber will vary, depending upon prevailing environmental conditions, which will result in the components either naturally expanding or contracting. As the components dry out shrinkage may occur. A good waterproofing treatment from the start is the best protection to minimise the effect of moisture loss/intake.
Damp & Mould
During the winter months, cold and damp conditions can result in an increased amount of moisture within your garden building, especially when used infrequently. Condensation can form on the timber and other items stored within your garden building. If left this moisture is likely to cause mould and mildew. To prevent the build-up of moisture, we recommend leaving the door or windows of your building open from time to time, to allow the fresh air to circulate. We also advise against storing wet or damp items in your garden building as this will also increase the level of moisture in the building. If mould or mildew does start to form within your building we recommend using an anti-mould cleaner to remove it and to prevent it spreading, which if left untreated could permanantly damage your garden building.
Splits, Cracks & Knots
Small splits and cracks in some components or holes may appear where knots shrink and fall out. This will not affect the structure of your garden building however if you wish to fill them this can be easily done using any good quality wood filler
Sap is naturally occurring in wood and may appear in some boards of your garden building. If you wish to remove the sap, we advise waiting until it is dry and then using a sharp knife to carefully remove it. If the removal of the sap causes a hole in the timber, we recommend using a good quality wood filler to fill it.
Please be aware that these are natural timber characteristics which in most cases will not impact the structure or function of the garden building, therefore are not considered as product defects (as outlined within our Terms & Conditions).
