Does a garden living room add value to your house?

Yes, adding an outdoor living room – or any garden room – to your property not only enhances its value but also makes it more appealing, whether you're considering selling or not. What’s more, installing a garden room is a simpler alternative to building extensions, loft conversions or interior wall modifications, giving you additional space with minimal hassle. 

How much of a value boost your outdoor living room gives your property depends on your chosen design and your home’s overall worth, but it's certainly an investment worth considering, whether for value, functionality or appeal.

Do you need planning permission for a garden living room?

Our insulated garden rooms are designed to fall under “permitted development” guidelines, avoiding the need for planning permission. However, specific considerations apply. The dimensions must adhere to regulations, limiting the building to: 

  • no more than half the available outside space around the “original house”
  • not exceeding more than 50% of your total outdoor space
  • a single storey, with eaves height not exceeding 2.5m
  • roof height no more than 4m for dual pitched designs, and 3m for other roofs.

You can’t build anything in front of the principal elevation of your home (your frontmost wall), and while you’re OK to build a patio around your garden room or to install decking, verandas, balconies and other raised platforms must not exceed 300mm. 

Other restrictions apply for protected areas and for overnight use or permanent accommodation – compliance with building regulations is necessary. How to decorate a garden living room

When it comes to decorating your outdoor living room, begin by devising a colour scheme that complements your garden. You could opt for a sophisticated look with subtle tones, blending colours from dark to light, or add a twist with occasional dashes of a bright hue.
